EARTH IN MIND DESIGN STAGING
Staging is creating the best possible image for your home before listing. It is a fact the 80% of staged homes sell for more and in less time than those that aren't staged. I have been very successful in the "staging" endeavors I have taken on. To me it's a lot more than furniture and a pretty vase. It's having the ability to pinpoint the area's that need attention and applying my design abilities to create the best possible impression. In today's buyer friendly market it's more important than ever to show your home in the best possible light. It does not mean spending more than you will recoup, it's knowing that fine line and I do. Showing your home at it's best is just as important as the Agent you choose.
This two-story home on a beautiful lot had many pluses, what it lacked was a personality, a welcoming feel. The owner-occupants had listed the home the previous year and after nine months with no success took it off the Market and contacted me. I did my job and the home sold three months later.

With an edit of unnecessary clutter, the addition of simple accessories, a focal wall painted red and a white framed mirror to balance the newly painted white shelving as well as shelf backs painted a slightly deeper shade of sage to match the newly painted cabinets at the other end of the room; this large room now makes sense and has a definite appeal.
Dark faux wood on the kitchen cabinets at one end of the great room showed out-dated and uninviting.
For an easy update I painted the cabinets a soft lacquer sage. The addition of new pulls and knobs completes the look and now fits in with the rest of the remodeled house.
The Dining room was colorless and over-crowded with furniture. I used a deep rich coral paint with chocolate drapes, beautiful new light fixture, and minimal accessories to make this a inviting and lively place to sit, dine and stay awhile.
The master bedroom had beautiful furniture. With the addition of new window treatments, art, new lighting and a rearrangement of the existing pieces the room became a restful and welcoming space that showed exceptionally well.
This home was unoccupied and while in great shape showed "cold". It had been on the Market for too long with no real interest. With some paint, furniture and the right accessories the house sold.

The living room was large and empty. Using large pieces of furniture like the entertainment center at one end of the room and two facing couches at the other, the room felt warm and welcoming.
One of the features of the home is the solarium off the kitchen. Filling it with real plants and related furniture defined the space adding additional value to the home.
Furnishing bedrooms in different styles gives potential buyers options they may not have thought of which in turn helps get the home sold.

This home was also unoccupied and as you can see the property is beautiful. While staging I feel in love with this house. The owner who resides out of the area was so impressed with the simple changes that were implemented, he decided not to sell. He took it off the market and hopes to do a complete remodel when finances allow. Patience is not a virtue of mine, but to be able to do the remodel on this beautiful home, I will be patient.
